The Firm has signed a lease for the 21st floor of Four Gateway Center, consisting of approximately 19,228 square feet of Class A office space.

The firm will be relocating from its previous space in the Henry W. Oliver Building, located at 535 Smithfield Street, during the summer of 2023.

“We have enjoyed our time at The Oliver Building, but it is time for a change,” said Chris Brodman, President of the firm. “Our firm has experienced tremendous growth over the past decade and we view this move to Four Gateway as an important part of our strategy to continue growing in the years to come,” Brodman said. “Executing on this strategy requires modernized space with high-quality finishes, more common spaces with better views to encourage social interaction, maximizing natural light, adding mobile offices for lawyers who don’t need an office every day, and on-site amenities.”

Owned by Hertz Investment Group, Four Gateway Center has become a hub for professional service firms and financial institutions over the past year, including the recent addition of Citizens Bank, which is relocating its regional headquarters to the building. Hertz is in the process of renovating the building’s main lobby, which will create a modern and sophisticated atmosphere with increased branding opportunities for building tenants. Eddie Merlot’s is also in the lobby of the building and remains one of downtown’s premier dining venues. Additionally, the 22-floor building offers spectacular views of the Ohio, Allegheny and Monongahela Rivers, PNC Park, Acrisure Stadium, and Point State Park.

The 1.5 million-square-foot Gateway Center complex features a state-of-the-art fitness center, a spacious and recently renovated conference center and abundant underground on-site parking.

With 60% of Pittsburgh leasing activity year to date taking place in Class A buildings, according to JLL research, this move further enforces the flight-to-quality trend in the city’s office market.

JLL Managing Director Nick Francic and Senior Vice President Reid Mauro represented Metz Lewis in the transaction.  CBRE’s Vice Chairman Jeremy Kronman, First Vice President Adam Viccaro and Senior Associate Dominika Demantova represented Hertz Investment Group.
